Self-Catering Cottages
Pre Arrival
All customers on completing a Booking Form will be sent confirmation of their booking in the form of a receipt showing amount paid, balance and a set of directions. If using Satellite Navigation please note that we are not in Horncliffe but on the Coldstream Road. When travelling north on the A1, turn left at the East Ord roundabout onto the A698 signposted for Coldstream. The farm is signposted to the left after about two miles on this road. When coming south on the A1, after crossing the River Tweed, turn right at the roundabout onto the Coldstream road as above.

Arrival & Car Parking Facilities
Arrival time is after 3.30 pm unless otherwise stated or agreed. Keys are made available by arrangement. The fire will be lit ready for your arrival and an afternoon tea tray is provided. For weekday arrivals please inform us of arrival time and we can organise key collection. Parking is to the rear of the cottages, park facing towards the garden and to the side of The Garden House.
Public Areas – General
The Garden House has its own area. Please insure that children are supervised at all times. This area is regularly checked and should you notice anything damaged please notify use immediately for Health and Safety reasons.
Maintenance
If you come across any issues that need attention please advise and we may not be aware of them.
Shop
The nearest shopping town is Berwick-upon-Tweed where we have a Morrisons, Tesco, Asda, Aldi, Co-op, Sommerflied and Marks & Spencers to name a few.

Future Plans
We are continually updating and upgrading the properties with Antique furniture and technology, as all the regulars are aware. We have Wi-Fi in The Garden House, but it is proving to be slow, BT are intending to improve the connection.

Arrival & Car Parking Facilities
Arrival time is after 4.00 pm unless otherwise stated or agreed. The main door is kept locked so please ring the door bell on arrival. Parking is to the front and please park facing the stone wall and garden. On arrival guests will be asked to complete a Guest Registration Form and you will be shown your room. Tea/ coffee will be provided in the living room and after that you will be free to enjoy your evening.

Access Statement
Honeysuckle Cottage
Honeysuckle Cottage is entered via a 810mm wide stable door. There is a 65mm sill on the door which enters onto a tiled floor with two rugs. The light switches are at an accessible height for a wheel chair user. On entering to the right there is the family bathroom. Door width 810mm, with corner bath, toilet and wash hand basin. The next door on the right is the ground floor master bedroom with king size bed and ample turning for a wheel chair user. The en-suite wet room to the master bedroom again has a door width of 810mm and leads to toilet, demi pedestal basin and wet room shower with a graded ramp to the shower area, electric shower with grip rail. This wet room is suitable for limited mobility users. Chair available for wet room. To the centre of the entrance hall is the staircase with the bottom 3 steps turning right to 5 straight flights and the last 3 turn to the left onto the landing. Two attic style bedrooms are upstairs with door widths of 730mm.
On the ground floor to the left you pass the utility cupboard with a 700mm wide door opening to a washing machine and tumble dryer above it, this leads to a 830mm wide door into the open plan kitchen/ living area. There is a French door leading from the living room with two steps down to the patio with table and chairs and barbeque. The patio can be reached from outside to the side of the cottage from the garden gate, where the parked area is tarmacked. There is another door from the hallway 810mm leading directly to the living room.

Primrose Cottage
Primrose Cottage is entered through a stable style door, 780mm wide (not top opening). From tarmac to flag there is a 65mm rise leading to the door which is graded to the door with a 65mm lip on the inside sill down onto tiled entrance hall with 1 rug. To the right of the entrance door, width 735mm, is the ground floor family bathroom with bath, toilet and wash hand basin. The next door on the right is the master bedroom with a 810mm wide door leading to an en-suite wet room with a 780mm wide door and sloped floor leading to an electric shower with grip rail, toilet and basin. Chair available for wet room.
On the ground floor to the left is the 750mm wide door, leading to the open plan kitchen with a utility cupboard of 760mm and table and chairs. Again from the hallway on the right is the living room with an 830mm wide doorway, with a 810mm wide French door and two steps down to the patio with table and chairs. From the hall is the staircase with 3 turns leading to 10 steps to the first floor with two bedrooms, each with 720mm wide doorways.

The Garden House
With one step and a graded ramp, entrance through double doors 1200mm (i.e. each door panel 600mm wide) into entrance vestibule with another set of double doors, 1100mm wide leading into the hallway. To the left is the ground floor twin/super king bedroom with a 810mm wide door and another 810mm door into the en-suite wet room with power shower and electric shower. There is also a chair available for this wet room. The next door, 810mm wide, from the hallway leads to the cloak room with high level toilet, wash basin and washing machine and tumble dryer. To the right of the entrance hall is a 810mm door leading into the open plan dining and kitchen area. From the bay window there are double French doors which lead to the patio, there is one step down to the patio. From the front door there is a ramp to the side which runs to the patio area. From the hallway there is a staircase which has 10 straight flights and 5 turns which lead to the landing. Upstairs there are three rooms, two bedrooms with 730mm wide doors into them and en-suites with the same width doors. The first floor sitting room has a 730mm door leading into the room.

West Longridge Manor – B&B
With a gravel drive and very large flagged gravel graded entrance to double front doors 1200mm (600mm each) into entrance vestibule and then a 880mm single door into the hallway. From the hallway to the left is the guest lounge with an 810mm wide doorway. Opposite the lounge is the guest dining room again with an 810mm wide doorway. From the hallway is the staircase with 14 steps onto flat landing area with another 3 steps onto the 8 foot wide landing. Each bedroom has a 810mm wide door and each en-suite has a 740mm door. We have no ground floor bedrooms to offer to advanced booked rooms, on occasions I can use the wing of the house which has an en-suite ground floor room but this is only available on a last minute booking basis (subject to availability).
